Drainage in London
Most internal blockages are cleared by hand with rods and plungers. For external mains blockages we use a high-pressure jetter. Where blockages keep coming back, a CCTV survey shows the cause, such as cracked pipes, root ingress or a collapsed section.
Describe where the blockage shows up
A single slow sink, a toilet that does not clear and wastewater rising in an outside gully are different starting points. Tell us which outlets are affected, whether water is backing up and whether the problem appeared suddenly or keeps returning. If several fixtures are affected, mention that before a visit is arranged so the likely drain route and equipment can be considered.
Stop using a fixture if it is overflowing or wastewater is returning through it. Keep people away from contaminated water and do not keep flushing a blocked toilet. If you have used a chemical drain cleaner, tell us before anyone works on the drain. These details help with a safer assessment; they do not identify the cause without inspection.

Choose the method after assessing access
An accessible local blockage may be assessed for manual clearing. An external obstruction may require different equipment and a usable access point to the drain. Provide photos of any inspection chamber or outside gully, and describe locked gates, restricted yards or other access limits before the quote. We should confirm the appropriate method and equipment rather than promise jetting for every blockage.
The older drainage copy mentions an external mains jetter and gutter cleaning, but their standalone price rows have been withdrawn from the current public pricing list. Do not treat either as a priced standard add-on. If the issue involves an external run or gutters, ask us to confirm whether that work and equipment can be provided and to quote the actual scope before booking.
When a camera inspection is useful
A blockage that returns after clearing may warrant investigation rather than another identical clearing attempt. A CCTV inspection can help assess the accessible pipe route and look for a possible obstruction or defect. Tell us about previous attempts, known pipe runs and the location of an access chamber so we can discuss whether a survey is practical.
The current pricing list keeps a renamed Drainage - Mains Jetter row and a separate Mains Jetter + CCTV Inspection row; these are distinct services, not a combined price calculated from other rows. Ask which visit, equipment, inspection deliverables and any reporting are included in the quote. Camera findings and any repair proposal should be explained separately from clearing the immediate blockage.
Confirm responsibility, price and follow-up
The location and service of a drain may affect who is responsible for it. If a shared sewer or neighbouring property appears involved, tell us what you know, but do not assume ownership from the nearest visible chamber. The water company or property documents may need to clarify responsibility before a larger repair is authorised.
Before agreeing a visit, confirm the access required, proposed clearing or inspection method, the applicable quoted price and what happens if the obstruction cannot be reached or cleared. If damage or a recurring fault is identified, ask for the findings and a separate next-step scope. A clearance visit does not by itself promise a permanent remedy to a damaged pipe.
Frequently asked questions
Who is responsible for the drain?
Drains inside your boundary that serve only your property are yours. Shared drains and sewers are usually the water company’s responsibility.
Do you provide a CCTV report?
Yes. The inspection includes a recording and a report you can give to your insurer or the water company.
What should I do if an outside gully is overflowing?
Stop using fixtures that feed it if wastewater is backing up, and keep clear of the overflow. Tell us which gully is affected and whether indoor outlets are also slow or overflowing; we can assess the likely scope and access.
Do you always need a high-pressure jetter?
No. The method depends on the blockage, drain and available access. Describe the affected outlets and any inspection chambers so we can confirm suitable equipment and the scope before quoting.
Is external mains jetting or gutter cleaning available at a listed price?
Their standalone rows were withdrawn from the current public pricing list. Ask us to confirm whether the relevant equipment and work are available for your property, and obtain a scope-specific quote before agreeing a visit.
Is the mains jetter price the same as the jetter plus CCTV inspection?
No. The current public list treats Drainage - Mains Jetter and Mains Jetter + CCTV Inspection as separate rows. Confirm which scope and inspection deliverables are being quoted; do not add or infer a camera survey from the jetter-only item.
What if the drain blocks again after it is cleared?
Tell us when it recurred and which fixtures are affected. A further assessment or CCTV inspection may help investigate the cause; any additional inspection or repair should have its own agreed scope and quote.
