Boiler service in London

Annual servicing requirements depend on the boiler and warranty. Please send the make, model and service history so we can confirm whether the work can be arranged.

A service is a planned check, not a fault repair

Routine servicing is an opportunity to review the boiler's condition and operation against its instructions. The exact checks depend on the appliance and the registered subcontractor's assessment. Tell us the make and model, when it was last serviced and whether it has had recent faults. SJW arranges suitable cover; the registered subcontractor performs any gas work under their own registration and company name.

If the boiler is currently locking out, leaking or not providing heat, flag that at the start rather than assuming a routine service includes diagnosis or repair. The right first visit may have a different scope. Give us any fault code and photographs along with the service request so we can clarify what assessment can be arranged and what would need a separate quote.

Prepare for the appointment

Locate the boiler details and any previous service record or manufacturer's instructions if you have them. Let us know about difficult access, a tenant or managing agent who must be present, and any controls that have been behaving unusually. Clear safe access around the appliance; do not dismantle its casing to help the visit. The registered subcontractor decides which gas-related checks are appropriate on site.

A service cannot be meaningfully assessed from an external photograph alone. The appliance, installation and any issues found on inspection determine what can be checked and documented. If work beyond the agreed service is needed, ask for the finding and the proposed next step before authorising it. SJW will discuss arranging follow-on work; the registered subcontractor remains responsible for any gas work and its sign-off.

What the findings can mean

A service may identify a part that needs attention, a developing fault or an installation concern. That does not mean every issue can be corrected within a routine service appointment. The registered subcontractor who inspects the gas appliance will explain relevant findings and any immediate safety advice under their own registration; do not restart an appliance they advise should not be used.

Keep the service information you actually receive, including any recommended further checks or repairs, for the next visit and for your own records. If a repair is proposed, we can review the scope and provide a separate quote rather than treating it as automatically included. This page does not promise a clean bill of health, warranty validity or a specific document irrespective of the inspection outcome.

Agree scope and cost before a visit

There is no fixed gas-service price or direct booking here. Send the postcode, boiler details, service history and any current symptoms; we will confirm suitable registered subcontractor cover, the intended service scope and a quote before an appointment is agreed. If access or the appliance information changes, check that the proposed quote still applies.

A routine boiler service and a landlord gas safety check serve different purposes; neither should be assumed to include the other. If you need an inspection for a tenancy as well, say so in the enquiry and list all relevant gas appliances. We can assess both requests, with any gas checks and resulting paperwork handled by the registered subcontractor under their own registration and company name.

How we assess your enquiry

  1. Send the details. Describe the issue and include photos where useful.
  2. We check the scope. We confirm whether a suitable specialist can assess the work.
  3. Agree the next step. If we can take on the work, we confirm the scope and quote before booking.

No price or visit is confirmed on this page. Please send the details for assessment.

Frequently asked questions

Can I request a boiler service?

Send us the boiler details. We will confirm whether the work can be arranged before any booking.

Does servicing include fixing an existing fault?

Not automatically. Describe the symptoms and code before we quote so we can assess whether a diagnostic visit is needed. Any gas repair is carried out and signed off by a registered subcontractor under their own registration.

Do I need the previous service record?

It helps, but you can still enquire without it. Send the boiler make, model and the date of the last service if known; a registered subcontractor will assess the gas appliance on site.

Will a service keep my warranty valid?

Check your boiler's own warranty terms for its servicing requirements. We can discuss the scope and records expected from the registered subcontractor, but cannot guarantee warranty cover or an outcome on this page.

Is a boiler service the same as a CP12 check?

No. Explain whether you need routine appliance servicing, a landlord gas safety check or both. We will confirm the separate scope and quote; registered subcontractors carry out gas checks and issue any resulting paperwork under their own company name.

What if the subcontractor finds a safety concern?

Follow their on-site safety advice and do not use an appliance they advise should remain off. We can review their findings and discuss a separate quote for any follow-on work; there is no promised repair or certificate outcome from a service enquiry.
